We are looking for a Project Manager to be a part of our Ethiopia team who can help achieve our goal of urban expansion projects that positively impact business and tourism, while a ‘halo effect’ ensures sustainable economic growth for the city and the country.

We are ideally looking for an individual with strong background in Construction and Real Estate Development with proven experience in driving site activities for a hotel or mall related projects.

Job Purpose

Responsible for the management, monitoring and reporting on project execution activities of a single product or multiple small products. The Project Manager is responsible for managing a product within the defined scope, quality, time and cost, safety constraints to deliver specified requirements in alignment to project plans.

Key Accountability

  • Management of pre-project construction activities.

  • Support business development in the due diligence process by providing technical inputs in regards to the different studies of the land
    Develop the project delivery and execution plan drawing on information as needed from the development department and ensure it is in line with the overall development plans and strategies
  • Ensure that all necessary building permits are obtained as inputs relevant to the stage of the project
  • Provide input during design for constructability of a single product and potential value engineering and facilitate value engineering workshops

    Management of project execution

  • Ensure proper coordination and communication with the Commercial & Contracts and the Project Control functions in relation to drafting tenders, assessing proposals, selection of contractors and in relation to any variation to the contract
  • Manage mobilization and handover activities at the beginning of the construction phase as part of the execution stage of the project and ensure adherence to planned timeline
  • Manage and coordinate services provided by Project Management or similar consultants (when appointed) to meet project objectives
  • Manage and coordinate work by contractors (when no consultant is appointed) to meet project objectives
  • Manage all variations in collaboration with the nominated Development project lead to ensure that all changes to the design are aligned with
    overall design plans
  • Collaborate with the Contracts function in order to review any variations coming from the contractor and plan how to manage them without impacting the project plans
  • Oversee the testing and commissioning of the facilities in order to ensure that all facilities are properly running before handover to owners and tenants
  • Ensure that all necessary occupation certificates, utility connection certificates etc. as part of the handover phase are in place
  • Collaborate with Contracts to prepare final product cost reconciliation reports to be raised to the Project Director, GM and nominated Development project lead to ensure they remain aware of the financial status of the project
  • Ensure that all projects are in compliance with all applicable codes, legal and Eagle Hills’ specific requirements
  • Ensure effective Quality Assurance standards in place and that they are implemented on project level
  • Ensure effective QHSE standards in place to ensure the safety of the workers on site
  • Monitor the performance and development of all subordinates
  • Oversight of project performance.

    Resolution of issues affecting performance

  • Oversee the performance of contractors and consultants throughout the project and evaluate their performance based on set criteria and according to the roles and responsibilities in the RACI matrix
  • Identify and escalate and coordinate mitigation plans for risks and issues and raise them to the Project Director (or Head of Development & Projects)
  • Review and follow up on the contractor’s payment certificate to ensure that payments relate to actual and approved delivered work on site as per the plan
  • Implement, and ensure compliance with, policies and procedures related to the project execution especially in regards to the Quality Assurance and Quality Control
  • Collect project data in order to prepare relevant project reports including cost report, physical progress, design progress, local authority matters, contractor’s performance, quality and safety, etc. to provide Senior PM / PD, GM and nominated Development project lead with updates in regards to the different phases

    Job Requirements

    Qualifications, Experience, & Skills

    Required Qualifications:

  • Bachelor’s Degree Civil Engineering or Construction Management
  • Project management certification preferred (Project Management Professional (PMP), Project Management Institute (PMI), or Prince 2)

    Preferred Experience:

  • 6-8 years of experience in an engineering role for a developer / contractor / consultant in a project management environment
  • Minimum 4 years of experience in a management role
