  • Habitat for Humanity’s Terwilliger Center for Innovation in Shelter (TCIS) supports companies expanding innovative and client-responsive services, products and financing so that households can improve their shelter more effectively and efficiently.

  • Acting as a market facilitator through the Terwilliger Center, Habitat for Humanity will have exponentially more impact by improving systems that make better housing possible for millions more families, most of whom build their homes in stages.

  • The Terwilliger Center launched ShelterTech accelerator in 2017 in Mexico, supporting shelter startups and investing in selected ones via Shelter Venture Fund. In 2018, it launched ShelterTech accelerator in two additional geographies—Kenya and India. 2020 was the year where ShelterTech expanded to two additional regions, one being in Southeast Asia, the other one the Andean region of Latin America.

  • With its other initiatives, such as the awards, the tracks, the community, the catalytic funds and the knowledge hub, ShelterTech is today’s leading platform for affordable housing innovation, advancing entrepreneurial housing solutions that radically improve the lives of low-income families.

  • The Terwilliger Center is in the process of building capacity to roll out a regional accelerator in Africa in the year 2022. The accelerator will cover Sub-Saharan Africa.

    Research Brief

    We wish to carry out scoping research to;

    • Identify the actors supporting the impact ecosystem in Sub-Saharan Africa including but not limited to incubators, accelerators, investors, corporations and foundations interested in housing,

    • Identify opportunities, gaps that exist in addressing shelter and adjacent sector needs and constraints in entrepreneurship and fostering innovation,

    • Identify the startup and scaleup landscape for affordable housing and shelter-adjacent sectors.

    This consultant will:

    • Identify opportunities and constraints for entrepreneurs in shelter and adjacent sectors: what are the trends in working and supporting startups and scaleups? Where and how are the innovators organized? How do they connect in these geographies and countries?

    • Identify opportunities and constraints
    for investors in the context of affordable housing: what are the leverage points? Who are the amplifiers in the sector? Who is funding this work and what is trending?

    • Review of additional research and understand the experiences of Kenya, India, Mexico, Southeast Asia, Andean Region, Peru.

    • Present recommendations for potential partnerships with ecosystem players and criteria for selecting a host country for the regional accelerator should it happen on site.

    Assignment Deliverables

    The consultant will deliver,

    • Research plan

    • Draft and final report

    • Written summaries from each meeting and records of any data collection

    • Completed validation workshop

    The report is detailing;

    • the nature, diversity and magnitude of the current startup and scaleup ecosystem for affordable housing.

    • the root causes that indicate why entrepreneurs have difficulties in scaling their businesses and accessing capital;

    • an evaluation of key stakeholders (investors, accelerators, corporations, foundations, academia, etc.) and their willingness and capacity to trial market innovation for affordable housing; and

    • opportunities for implementation which could lead to establishing partnerships to promote sustainable and scalable impact to address owner- driven construction deficits in the informal economy.

    Timeframe and Timeline

  • The assignment will take place between November 2021 and January 2022.
